The church council (Fabrique d’église) approved the presbytery roof renovation project at the beginning of 2024 due to significant water infiltration issues. These had led to the buildup of moisture and mold in the bedroom of Father Marek Sitár, posing a health risk while also causing damage to the building itself and to a neighboring house. The neighbor reported water infiltration to his insurance company, further highlighting the urgency of the situation.
Several companies were invited to submit price quotations for the works. In total, seven companies responded, with offers ranging from €56,961 to €132,357. The council entered into direct talks with the companies that had provided the two lowest price quotes to align the comparability of the two offers (SD Build Renove Sprl – Seretan and Gauthier Lebrun), as there had been differences in the scope of proposed works. After receiving the second set of price quotes, the church council selected at its meeting in October 2024 the Lebrun company. Although it proposed a higher price, it was chosen based on the quality of the proposed technical solutions and the planned duration of the works (10 vs. 30 days estimated by Seretan).
At the same time, the council took the necessary administrative steps with the Brussels Region, including obtaining approval for the project, the selected contractor, and the planned private loan. To support the financing of the renovation, a private loan of €50,000 was secured at the end of 2025, with a repayment period of five years and installments to be paid every six months.
The works were initially scheduled to begin in March 2025. However, the Lebrun company postponed the start date several times—first to a later date in March and then to August—before eventually ceasing all communication. The situation appears to have been linked to personal family issues affecting the company’s owner.
Given these developments, the church council began seeking alternative solutions in the second half of 2025. The company SD Build Renove Sprl (Seratan), which had submitted the lowest initial offer, was contacted again. After obtaining the necessary approval from the Brussels Region and confirmation from the company, the works finally commenced in March 2026.
The total planned budget, including additional works that had been proposed in the course of the project for the renovation, amounts to some €77,600. A larger part—€50,000—will be financed with a loan, while the rest will be covered by own resources. The project includes roof insulation alongside roof tiling replacement, significantly improving energy efficiency by reducing heat loss through the roof.
